The below chart measures active inventory (homes for sale) in the District.  

Actives vs Sales (Contracts) aka Absorption Rate
This chart measures active listings vs sold properties for the previous month. You can calculate the absorption rate, or months of inventory, using these values.

Days on Market Prior to Sale
The chart below measures, for those properties that sold in the previous month, how long those properties were on the market prior to selling. This chart does NOT account for properties still listed as 'active.'  This is a good measure of how long it takes to sell a home that is priced competitively in relation to its location and condition.
